Once a house is built, the process of aging and deterioration begins.
It is important that at the time of buying a house that its condition be
known so that a true cost of purchase can be determined.
The professional home inspector interprets the current condition of the
house you intend to purchase. The home inspector will present to you a professional
opinion as to the condition of the house you are buying. The inspector's written report of
the condition of the house will help you avoid unpleasant surprises after the purchase.
With a home inspection you will feel assured that you are making a well
informed purchased decision.
What Is Covered In A Home Inspection?
Inland Empire Property Inspection will check and evaluate the condition of all major
systems and components of the home including the foundation, wall and roof supports, roof,
plumbing, electrical, heating and cooling, and built in appliances. Site systems including
drainage, retaining walls, fences, driveways and sidewalks are inspected. Deferred
maintenance and potential hazardous conditions are included in our evaluation of the
property. Our thorough inspections usually take from two to three hours.
How Are Inspections Conducted?
An inspection usually begins with the site and the exterior of the house. We then
proceed to inspect under the house, through all rooms, into the attic, and up on the roof.
The result is a comprehensive report that provides a complete written description of all
inspected systems. We encourage our clients to accompany our inspectors so they can see
and learn about the home they are buying. A verbal consultation is a mandatory part of
this inspection. The inspector is available and willing to answer questions about your new
home. If needed, telephone consultations are available following the inspection.
Inland Empire Property Inspection will furnish you with a report on-site, and provide
copies for the listing and buyer's agent on-site.

Errors & Omissions Insurance
Due to a recent state legislation that went into effect
January 1, 1997 defining the responsibilities on an inspection company and an inspector,
it is imperative that a company carry Errors and Omissions insurance for the protection of
their customers. Inland Empire Property Inspection carries $1 million in coverage, per
occurrence.
General Liability Insurance
Inland Empire Property Inspection carries $1 million in
coverage, per occurrence, of General Liability Insurance to cover any property damage
and/or bodily injury that might occur during the course of an inspection.
